How your buyout amount is calculated
Your buyout is based on a simple formula using a fixed multiplier that decreases each year of the lease. The farther you are into your term, the less it costs to buy out.
Monthly Payment × Buyout Multiplier + Closure Fee + HST
Multiplier depends on which year of the lease you are in (see schedule below). Closure fee is fixed at $49.95 + HST.

Pay by e-transfer, credit card, or cheque. We email you a receipt and final paperwork transferring ownership to you.

The equipment is yours. Your lease account is closed. Manufacturer warranty (if any remaining) transfers to you. No more monthly payments.
Lease buyout FAQ
Can I buy out my lease any time?
Yes. You can request a buyout at any point during your 12-year term. The multiplier on the schedule determines your buyout amount for the year you are currently in.
Is there a penalty for early buyout?
No. The multiplier schedule IS the formula. There are no additional early-termination fees beyond the $49.95 account closure fee + HST.
What about the warranty after I buy out?
The Infinite Home Comfort 12-year lease warranty (parts + labour) ends when you buy out, because the lease ends. Your manufacturer warranty on the equipment (if any remaining) transfers to you. You can also purchase an extended service plan from us if you want to keep the worry-free coverage.
What happens after year 12?
After 144 months of payments, the equipment is yours. The buyout drops to a flat $49.95 + HST account closure fee. You own the system outright and the lease closes.
What if I sell my home before the 12 years are up?
Two options: (1) buy out the lease using the current-year multiplier and transfer the equipment as owned, or (2) transfer the lease to the new homeowner if they qualify. Either way, we make it painless - call us before you list.
Does the monthly payment go up over time?
No. Your monthly payment is fixed for the full 12-year term. The buyout multiplier is what changes each year, not your monthly cost.
What is included in the lease besides the equipment?
The full 12-year parts + labour warranty, 24/7 emergency service, annual preventative maintenance, and fair-replacement if equipment cannot be repaired. You pay your monthly amount and nothing else - no diagnostic fees, no trip charges, no "change-of-season" tune-up invoices.
How long does the buyout process take?
Quote: within 1 business day. Full buyout completion (payment received, paperwork sent, ownership transferred, account closed): usually 5 - 7 business days.
Are taxes included in the buyout amount?
No. The multiplier x monthly payment subtotal plus closure fee are all subject to HST (13% in Ontario), added separately to your final buyout total.
